BIOTECH LAB BUILD-OUT AT ARSENAL YARDS

Orna Therapeutics, the Cambridge-based biotechnology company, sought additional laboratory space in Watertown’s newly revitalized Arsenal Yards. Timberline was brought on board for the 90,000 SF two-phase, two-story lab and office build-out, which ran concurrently with an ongoing base building reposition.

Working side-by-side with the base building contractor, who was responsible for the conversion of the overall building from a parking garage structure to office and lab-ready shell space, required forethought and careful coordination from our team. In sharing the project space, Timberline managed tight constraints including limited time for loading and storing materials. With open communication and a detailed site logistics plan, we devised creative solutions to allow both parties to keep their projects moving on schedule.

Working closely with MEP subcontractors, we built a coordinated BIM model to ensure all mechanical, electrical and plumbing systems in Orna’s lab spaces fit comfortably above the ceiling without clashes. The overall project is approximately 60/40 lab to office space.

Our team installed cold rooms, a new generator and glass wash room, along with lab gasses and acid waste neutralization to support all lab operations. The Orna team recently moved into their customized space with state-of-the-art technology.
