Phased Build-out for battery manufacturing company

This multi-phase project transformed shell space on the third floor of an existing office building for a battery manufacturer. The first phase delivered approximately 9,000 SF of office, café and support areas. The second phase included a 12,000 SF laboratory fit-out for battery product development and testing, comprised of a custom dry room, testing center, support spaces and dedicated mechanical areas. Supporting infrastructure included a 120-ton air-cooled modular chiller, two floor-mounted AC units and a high capacity dehumidification system.

A key challenge was the installation of the Munters dehumidification unit, a critical component of the dry room environment. Measuring 30 feet long and weighing 10,000 pounds, the modular unit had to be rigged into a constrained third-floor mechanical space within the existing building. Timberline coordinated the rigging, structural considerations and installation sequencing required to safely position the equipment without damage. Despite the complexity of the installation and an aggressive schedule, the team successfully integrated the dry room package with the laboratory and mechanical fit-out, ensuring seamless performance and on-time delivery.
