New veterinary treatment room
Canton, MA – Timberline Construction Corporation (Timberline) has completed a conversion, expansion and infrastructure upgrades for Ethos Port City Veterinary Hospital, enabling the delivery of enhanced specialty and emergency animal care in Portsmouth, NH.
Ethos selected Timberline to lead the transformation of an existing office building into a 24,000 SF, state-of-the-art veterinary hospital, followed by a ground-up Linear Accelerator (LINAC) addition and comprehensive mechanical and HVAC upgrades. The completed projects encompass more than 51,500 SF of highly technical healthcare space, all delivered while the facility remained fully operational.
“Timberline delivered a space that truly supports the level of care we’re committed to providing,” said Mackenzie Dowdy, Hospital Director at Ethos Port City Veterinary Hospital. “The on-site team and their ability to plan, coordinate and execute work day-to-day, while navigating the active hospital, allowed us to continue operating while expanding our ability to advance the standard of veterinary care.”
The initial hospital conversion included a full interior demolition and rebuild with new walls, finishes and MEP systems. Timberline delivered specialized clinical spaces including surgical suites, an MRI machine and control room, and a CT suite with supporting infrastructure and specialty medical lighting. The team also provided design-build services for structural steel required to support imaging equipment and overhead medical systems, completing extensive field verification to meet late-stage design requirements.

Linear Accelerator (LINAC) suite
Following the hospital renovation, Timberline completed a series of facility improvements, including the ground-up construction of a 2,500 SF addition to house the LINAC and critical mechanical HVAC upgrades in the fully operational hospital. The addition – built to house the LINAC used for precise radiation therapy in cancer treatment – was designed to meet stringent radiation treatment requirements. It features four-foot-thick cast-in-place concrete walls, six-foot-thick concrete ceilings and roof, a lead-lined vault door, and dedicated electrical raceways for accelerator controls. The HVAC improvements included the replacement of two rooftop units along with new VAV and fan-powered boxes to improve system performance and environmental control.
“These projects reflect the level of trust Ethos placed in our team to deliver highly technical work in an operational building,” said Keith Kerr, Senior Project Manager at Timberline Construction. “From advanced imaging suites to radiation-ready construction and complex MEP work, our focus was on quality, communication and delivering a space Ethos could thrive in.”
The completion of these projects reinforces Timberline’s expertise delivering complex healthcare facilities, particularly within active and highly regulated environments, and underscores the collaborative relationship built with Ethos across all phases of work.
