REPOSITIONING HISTORIC BUILDING FOR COMMERCIAL OFFICE USES

Originally constructed in 1901 for the Mass. Horticultural Society, 300 Massachusetts Avenue is an architecturally distinctive, jewel-box style building located in Boston’s Back Bay. The property was acquired by Marcus Partners who set out on a repositioning with Timberline as its construction management partner.

Converting this historic building to appeal to today’s commercial office tenants was no easy task given the unique configuration of the spaces, aging building systems and historic details that required preservation. Timberline executed the renovation with extreme caution working around the challenging conditions to reconfigure space within the building. Subfloor HVAC and electrical distribution systems were updated to provide up-to-date power, heating and cooling to newly renovated spec office space.

Lobby and common area renovations were completed and spec office suites were created to drive leasing activity, all while minimizing disruption to the building’s existing tenants including the renowned William Morris Hunt Memorial Library which attracts visitors year-round.
